Turner Trace - 80 Acre Mixed Use Development - Avon, Indiana
Turner Trace is an 80 acre private development including a 15 acre commercial component with medical, retail, and restaurant facilities. The remaining acreage is a residential neighborhood including Georgetown style town homes, single family home sites, greenway paths, neighborhood walks, a garden roundabout and park areas situated around ponds. Area residents voiced initial opposition to the mixed use development citing traffic congestion and stormwater runoff problems in the area. Primary to the opposition's argument was the traffic associated with both commercial and residential development.
Remenschneider Associates (RAI) overcame the opposition by proposing a community of higher density complimented with an increased level of community park land and neighborhood walks and paths. In addition, RAI successfully demonstrated that peak traffic patterns for commercial office use do not overlap peak traffic patterns for residential use areas. RAI conducted graphic presentations for public hearings with the local planning commission. The renderings outlined various features of the site including lighting, landscape, and site furnishings. The collaboration between RAI, the owner, and the engineering firm was essential in achieving zoning approval for this development. |
