Allison Point Office Park - 10 Acre Office Park - Indianapolis, Indiana

Principal landscape architect, Kenneth Remenschneider, was urban planner for the development of Allison Pointe Office Park while employed at an Indianapolis architecture firm. The developer’s goals were twofold. They wanted to utilize site topography and existing woodlands to create a unique office park without the image of buildings surrounded by a sea of asphalt. In addition, floodplain areas and wooded hillsides were to be embellished as common areas with walks and paths for tenant use. Located on the southwest corner Allisonville Road and I-465, this 110 acre park had two significant development constraints. This site lacked reasonable frontage exposure and 70% of the land was originally within the White River floodplain.

The master plan design oriented the park toward thousands of I-465 commuters utilizing a single loaded boulevard. This design strategy presented the office buildings shoulder to shoulder with the parking tucked behind the buildings. The developer, together with their pro forma, site plans and site utilization studies were successful in acquiring project financing and the requisite zoning approvals to develop the project.
