Prior to purchasing this tract of land, the client first challenged Remenschneider Associates with demonstrating its inherent value. Utilizing their opportunity planning process, Remenschneider Associates studied a vast array of program elements including: 5-15 home sites, safe ingress and egress with gatehouse, formal gardens, recreational facilities, pedestrian paths, boat house, fishing pier and horse stables. Significant constraints drove proposed design solutions. The primary constraints were a flood plain consuming a majority of the site, a major arterial street with extensive frontage and vocal public opposition to the client's plans for the property.
After demonstrating the lands value relative to development options, Remenschneider Associates was engaged to prepare a master plan for rezoning purposes. Key components of the plan were land conservation, a sound wall to buffer traffic noise, an expanded lake, and a neighborhood of 12 homes. The owner's willingness to support low density and conservation of natural resources, along with Remenschneider Associates land planning expertise, delivered a successful rezoning effort.
