Castle Creek Office Park - 120 Acre Office Park - Indianapolis, Indiana
Castle Creek, located in northeast Indianapolis, is a mixed use office park with a commercial retail component. Common area amenities included ponds with fountains, walking trails through natural areas, centrally located roundabout with specimen landscape and signature signage. Initially neighborhood opposition to this park was intense. Common fears were that development would obliterate the natural environment and entirely destroy wildlife habitat.
Master planning produced an “office park” that preserved open space throughout the project with significant landscape buffering along the residential neighborhoods. Mr. Remenschneider successfully negotiated with the city of Indianapolis to reduce the parking requirements for the project. The Developer's commitment to additional green-space and the potential for shared parking justified the reduction. The parking requirement reduction increased the developer's site utilization by 20%, while at the same time protected and preserved the existing natural features within the development. The developer credits the appeal of their park and the resultant success of their office leasing to the additional open space and the preservation and enhancement of the existing woodlands and landscape. The preservation of natural features has, throughout the development, allowed wildlife to coexist within the office park.
