Lost Run Development - 120 Acre Development & Neighborhood - Zionsville, Indiana
This 120 acres of former farm land is being developed into an upscale residential neighborhood. The client’s directive was to preserve the natural and rural character of the land, while maximizing development potential. The site consists of 12 acres of flood plain, a wooded ravine dividing the site and a nearby state highway. Although the highway provides convenient access, buffering its impact on the development was a primary goal.
Residents and guests drive along more than 1700 feet of park-like open space, including an apple orchard and sheep meadow situated within the flood plain. Two ponds with a cascading feature meet stormwater detention requirements. Traffic noise is buffered with commercial buildings fronting the highway. The design plan maximizes the development program with minimal destruction of existing woodland.
